How the Savings Work

Who qualifies for hero savings?

Firefighters and EMS: All ranks of active, former or retired full-time firefighters and volunteer fire fighters, paramedics, AEMTs and EMTs.

Law Enforcement: All ranks of federal, state or local law enforcement; active, former or retired, police officers, troopers, correctional officers, and 911 dispatchers/operators.

Military and Veterans: All ranks and branches of the U.S. Armed Forces including active duty, reserves and veterans of the Army, Navy, Air Force, Marine Corps, Coast Guard, Space Force, and the Department of Defense.

Healthcare Professionals: All active, former or retired nurses, doctors, surgeons, specialists, technicians, assistants, educators, trainers and other medical healthcare workers.

Teachers and Educators: All active, former or retired teachers, educators, professors, special education, assistants, counselors, librarians and administrators.

What are the requirements to receive the savings offered?

There are two qualifications to meet. One is you are serving, or have served as one of our heroes. And, two is you must work with and close on your home or mortgage with our local real estate or mortgage specialists. That’s it. No red tape. No hidden fees. No catch.

What do I save if I work with your real estate specialist?

If you work with our real estate specialist to buy and/or sell a home, after closing you will receive a Hero Rewards check for 0.7% of the home purchase price (average saving is $2,300), or $700 on every $100,000 of the purchase price. This is money back to purchase what you need for your new location!

What do I save if I work with your mortgage specialist?

You can save an average of $500 on lender fees at closing by working with our mortgage specialists.

Can I save on title services?

Yes, the average savings offered by our title specialists is $150 at closing.

Can I save on a home inspection?

Yes, the average savings offered by our home inspection specialists is $50 at closing.

Are there other savings available?

Absolutely, please visit our Friends of Heroes Local Deals to find other businesses in your state who offer special deals for our heroes.

Do I need to use all of your specialists to receive the savings?

You do not need to use all of our specialists. However, each specialist you work with will add to your savings amount. Most heroes do not want to miss out on all the savings we offer, so they choose to use as many of our local specialists as possible to maximize their Hero Rewards savings.

What is the average savings?

On average heroes save $3,000 when they buy or sell a home with Homes for Heroes, or $6,000 if they do both! When a hero works with our real estate specialist, on average they will save $2,300 per purchase or sale of a home. When a hero works with our mortgage, title and inspection specialists, on average that hero will save $500 on lender fees, $150 on title service, and $50 on a home inspection.

Does Homes for Heroes offer down payment assistance?

We do not offer money for a down payment. However, our mortgage specialists can help you find out if you qualify for any of the federal, state and local government programs that do offer down payment assistance. If you do qualify, those savings are provided in addition to what we typically offer our heroes (see “What is the average savings?”).

Does Homes for Heroes help with closing costs?

Yes, some of the savings we offer can help with closing costs such as lender fees (average savings is $500) and title service fees (average savings is $150).

The largest portion of the savings we provide is awarded AFTER CLOSING based on the purchase price (average savings is $2,300 – “What do I save if I work with your real estate specialist?”), and it is given back to you as a check to deposit or cash and purchase what you need for your new location.

Does Homes for Heroes offer grants?

Kind of. Let us explain. Like a grant, the savings we provide heroes does NOT need to be paid back. It is yours to assist with the cost of buying or selling a home, or refinancing a mortgage. But, we do not refer to the savings we offer as a “grant”.

Instead, we use the term “grant” for the Homes for Heroes Foundation. It awards grants to other organizations who help heroes in need.

What’s important to note is these grants are primarily funded by Homes for Heroes. So when you work with our local specialists to close on a home, Homes for Heroes donates a portion of its earnings to the Homes for Heroes Foundation to help fund grants awarded to other organizations.

I heard I can get 50% off of a home, is that true?

Short answer: Maybe. To our knowledge, the only program that offers heroes 50 percent off of a home is the federal HUD Good Neighbor Next Door program. Most mortgage lenders can offer this option if they’re certified. This is a federal government program available to qualifying law enforcement officers, teachers (preK-12), firefighters and EMTs. It is a great program with the intent of contributing to community revitalization. But it only applies to certain homes, in certain communities, and you must meet all their requirements to qualify. Including, but not limited to, living in the home for at least three years.

If you plan to purchase a HUD Good Neighbor Next Door home, and you’re working with Homes for Heroes local specialists to do it, any savings our local specialists can provide would be in addition to the HUD program savings.

I Plan to Buy a Home (and/or Sell)

If I buy (and/or sell) a house with you, how does the savings work?

When you work with our real estate specialist to buy and/or sell a house, you can save 0.7% of the home purchase price, or $700 on every $100,000 of the purchase price. After closing on a house, Homes for Heroes will send you a check so you may purchase what you need for your new location! Plus, if you work with our mortgage, title and inspection specialists, you can save an average of $500 on lender fees, $150 on title service, and $50 on a home inspection. The average Hero Rewards savings received by a hero after closing on a house is $3,000 – or $6,000 if you buy and sell!

What if I’m already working with an agent or loan officer?

If you are currently represented by a real estate agent or loan officer, and they are interested in learning more about how they can help you save more money, please have them contact us. We’ll explain who we are and how they can help you save money through Homes for Heroes.

What if I’m not ready to work with your specialists yet?

If you’re not ready, that’s OK. It’s still a good idea to speak to a real estate or mortgage specialist if you’re simply thinking about it. They can provide good insight on preparation and steps to take before you even begin the buying, selling or refinancing process. What does my credit need to be?

Our mortgage specialists follow all federal and local lending guidelines, and can provide the most accurate information and guidance on your ability to obtain financing. Simply register online and we will connect you with our local mortgage specialist in your area.

Homes for Heroes Company Information

When did Homes for Heroes start?

Homes for Heroes, Inc. was established in 2002, shortly after the 9/11 attacks as a way to give back to heroes, and offer our gratitude for their service. In 2009, the company went national, and since then has become the nation’s largest hero savings network.

Is Homes for Heroes a nonprofit?

No, Homes for Heroes, Inc., is a for-profit cause-related company. But it does fuel a “Circle of Giving” by providing real estate services and Hero Rewards savings to our nation’s heroes. This enables Homes for Heroes, Inc., to donate a portion of its earnings to the Homes for Heroes Foundation, a charitable nonprofit that helps heroes in need.

Where is the list of homes available?

Homes for Heroes is not a listing agency so we do not feature homes available for sale on our website. However, our local real estate specialists are listing agents, and they feature homes available in their local market (your local market). Simply register on our site and we will have our local real estate specialist reach out to you and answer your questions regarding the listings in your area.

Can I get a list of agents and lenders in your program?

The best way to get connected is to simply sign up on our website and we will inform our local real estate and/or mortgage specialist to reach out to you. They are experts in their profession who can provide valuable insight to your local real estate market.

What is the “Circle of Giving”?

By connecting heroes with our local real estate and mortgage specialists to buy, sell, or refinance a home; we’re able to provide those heroes with more savings than any other national program. In turn, when heroes buy or sell a home using Homes for Heroes, they are helping heroes in need because Homes for Heroes, Inc., donates a portion of its earnings to the Homes for Heroes Foundation. This Circle of Giving strengthens American communities by putting more money into the hands of our American heroes, and benefits American community programs and businesses.

What is the Homes for Heroes Foundation?

The Homes for Heroes Foundation is a nonprofit private charitable foundation that awards hero grants to local nonprofit charities who serve our heroes in need as it pertains to housing or emergency financial assistance. When heroes buy or sell a home using Homes for Heroes, Inc., they are helping heroes in need because Homes for Heroes, Inc., donates a portion of its earnings to the foundation.
